Yes. In Belgium a private individual can simply let a property themselves. You are then responsible for a legally compliant lease, the rental deposit, the inspection report, registration and indexation. Relento guides you through each of those steps, according to the rules of your region, for a fixed €8.25 a month instead of a percentage of the rent.

Yes. A company can use Relento too. You then sign the lease on behalf of the company, with its name and company number. If you pay the subscription through your company or sole proprietorship, you receive an invoice via Peppol in the name of your business.

Among other things, the lease must state the identity of all parties, the start date and term, a description of the property, the rent and charges, the energy performance certificate and the deposit arrangements, with the mandatory annex of your region. In Relento you answer simple questions and the lease is drawn up with the right clauses for Flanders, Brussels or Wallonia.

That depends on the region. In Flanders at most 3 months’ rent. In Brussels at most 2 months, in any form. In Wallonia 2 months in a blocked account, or 3 months as a bank guarantee. Relento applies the right maximum automatically.

Once a year, on the anniversary of the lease’s entry into force and after a written request: base rent × new index ÷ starting index. You use the health index published by Statbel. An indexation can go back at most three months before the month of your request. Relento fetches the official figure, calculates the amount and prepares the letter for your tenant.

Yes. In all three regions a detailed inspection report at check-in is mandatory, drawn up by landlord and tenant together. At move-out you compare it with the condition at check-out. Without an inspection report it is much harder to prove damage caused by the tenant.

Yes. An electronic signature is legally recognised in Belgium and the EU. For every signature Relento keeps the time, a confirmation code and a fingerprint of the content, so you can show who signed what.

Of course. You add your existing lease with the main details and a scan. No need to sign again; Relento then follows up your rent, indexation and documents.

Yes, that remains mandatory, but it’s free for a residential lease: within 2 months of signing (a garage within 4 months). Relento reminds you in time and explains step by step how to do it in MyMinfin (in Brussels also via IRISrent).

You add 5 properties whenever you like, in the app under Settings > Subscription. You then only pay the difference for the remaining months of your subscription year; your due date stays the same. Letting fewer properties? Choose a smaller plan from your next due date.
